For more than 30 years, Vector Real Estate Group and its associated companies have been involved in the development of large residential and mixed use communities throughout Central Florida. In total, we have built more than 4,000 homes in projects that have varied from less than 100 lots in an exclusive gated community to well over 1,000 homes in a heavily amenitized community, including golf courses, commercial uses, recreational facilities and extensive infrastructure.

In most of our developments, we have taken a vertically integrated approach to project development, handling virtually every facet, including land acquisition and planning, financing, site development, vertical construction, sales, marketing, and property management. Our broad base of experience serves us well as we work with partners and others to fulfill their real estate needs.

In the course of our company's 30+ year history, we have participated in literally dozens of real estate ventures as consultants, managers, partners and/or owners. Below is a partial list of other projects in which Vector has played a significant role:

  HIGHLAND FAIRWAYS
660 Unit Adult Golfing Community - Lakeland, FL.
FLC purchased the land for Highland Fairways for use as an age-restricted active adult mobile home community, but realizing that the market was changing, converted the property to single family homes & lots after 45 sales. We then continued development at a sales rate of up to 125 homes per year. As part of the development, we also constructed an 18-hole executive golf course, large clubhouse and other amenities.
     
  COLONNADES
360-Unit Adult Community - Lakeland, FL
The Colonnades was purchased as a mobile home community, and 75 homes were sold before converting the project to site-built homes. The project was marketed as a lifestyle adult community without golf, and during its peak marketing period, sold as many as 75 units per year through sell-out.
     
  SILVER LAKES
154 Unit Adult Community - Lakeland, Florida

We purchased Silver Lakes out of foreclosure in 1993 as a substantially completed project after the project's previous developer failed to achieve projected sales rates. The purchase included 142 developed lots, 5 completed models/spec homes, a clubhouse and other amenities, model furnishings and equipment and an operating sewer plant. We refurbished the community and successfully reintroduced it to the market, selling all remaining homes and homesites.
     
  MYRTLEWOOD
47-Home Entry Level Family Community - Lakeland, FL
We began sales and development of Myrtlewood in 2004, with a target market of first-time homebuyers and young professionals. We developed six new home designs for the project, ranging in size from 1,200 to 1,600 square feet and priced from the $120,000 - $140,000. The project completely sold out within six months on a pre-construction basis.
     

 

 

LAGUNA
Five Building Luxury Condominium Development

An FLC affiliate company contracted with the developer of Laguna at Riviera Dunes to provide total marketing and sales management support for this five-building luxury condominium overlooking the Manatee River in Bradenton, Florida. Our responsibilities included drafting a markeing/sales strategy for the project, working with architects on floorplan and amenities design, design of the on-site sales center, and development of marketing and advertising materials.

The project recorded first day sales of nearly $15 million and the first building was substantially sold out on a pre-construction basis within one month. As a result the developer was able to secure construction financing and begin construction substantially earlier than originally anticipated.

We also consulted on drafting of the condominium documents, hiring of personnel and development of sales management procedures and practices for the developer company.

SPOTLIGHT

Investment Property
Lake Wales, Florida

We formed an investment partnership to purchas a 100- acre parcel immediately adjacent to property recently annexed into the city limits of
Winter Haven, FL, and in a primary corridor of both current and future residential growth.

The property was well located
for access to shopping at a major regional shopping
mall and had good proximity to the cities of Winter Haven and Bartow.

This property was marketed and resold by our company within one year of acquisition. The sale resulted in an annualized return to the Investor Member of approximately 76 percent, in
addition to a strong participation to the “sponsor'/manager.
